How to Build a Reliable U.S. Property Investment Team

In the US, you can buy a house for the price of a one deposit here in Australia. We’re not joking, that’s how huge the difference is.

But of course, while investing in the US takes a financial burden off your back, doing so comes with its own set of challenges.

Linz’s Musings – How to Avoid Getting it WRONG…

G’day all

Welcome to the weekend, yet again!

Can’t stay long, I have an online gin tasting waiting for me from Archie Rose Distilling Co. arranged by the Club of United Business we are members of (if you own or run a business, you HAVE to check these guys out –   they are Ah-mazing!)

The 5 Biggest U.S. Property Investing Mistakes You Can Easily Avoid

It’s no secret that the price of Australian property has skyrocketed in recent times.

In the span of 35 years (1980 to 2015), the house price to income ratio in Australia has increased by 78%. We feel this price bubble every time we’re due payment. A large portion of our income goes to either rent or mortgage, and it takes years (if not decades) until residents can fully settle down without having to worry about paying off apartment and housing costs.

Linz’s Musings – How To Move Forward When Nobody Else Will

G’day all

Happy Friday!  And what a great few spring days we’ve had here in Melbourne!

It’s as if Mother nature has flicked a switch and all of a sudden, days became 3-4 degrees warmer. Now, getting Her to flick the off switch on this virus, that would be appreciated…

hope and growth

Linz’s Musings – Shape Your Future With Hope

G’day all

First week of spring, and it’s amazing how the warmer wind, and sunshine can all of a sudden, make things look… well, better!

And while a lot of us have been watching the doom and gloom on media outlets, all about numbers of cases, etc etc… particularly here in Melbourne, there has not been a lot to cheer about lately…

Linz’s Musings – Your Key to Success: Intuition

Happy Friday again!  Looks like we are certainly getting some light at the end of this long, dark tunnel in Victoria, with only a couple of weeks to go in lock-down and it seems some warmer spring weather is around the corner. With some nicer weather it will be good to get out and get the body moving again.

I had a great question asked the other day on one of our regular Inner Circle coaching calls, a member was asking “how do you find GOOD contractors…?”

Now is The Time to Invest in The U.S.

“It doesn’t matter if you flip burgers, bricks or houses. Just don’t sit on your ass all day flipping channels. Hustle.”

This quote is often attributed to Denzel Washington. But, while we’re not sure if these words were from him, we are sure that it speaks the truth. Most speculators believe that market prices should be at a certain low point before they buy into the market. They end up having to wait forever, or not buying property at all.

Linz’s Musings – If Not Now…Then When?

G’day all

Happy Friday!  It’s your friendly neighbourhood Aussie here with another blog on US Property and all that’s (not particularly) relevant to investing! (that reminds me, I must go fix my office door… when I get time…)

Actually on that note, what are you trying to “get around” to?  What is it that you want to do but something is holding you back?  Not enough time?  Not enough funds?  Not enough information?  The time isn’t “right” yet?

Linz’s Musings – Stimulus, Quantitative Easing and Hyper Inflation

G’day all

I have been sharing a number of articles, blogs and examples on how hot the U.S Residential market is right now.

…And getting a lot of people looking at me crazily, or at least with that “You can’t be serious?!” look. But yes, I am serious…

How to Invest In U.S. Property

Investing in ‘bricks and mortar’ has long been understood as a solid idea to safeguard your financial future. It’s not uncommon for mum and dad investors to trawl sites like or looking for a piece of the action.

This type of approach is often backed by the misguided assumption that if they can simply get into the Australian market, the rest will take care of itself. The belief is that after a few years of growth, they’ll be able to quit their jobs, live off the cash flow and sail off into the sunset.

Linz’s Musings – What Everybody Ought To Know About Overall Strategy

G’day all

Happy Friday, I can attest to the theory that lockdowns certainly do not make the weeks drag on!  Maybe this next 6 weeks of stage 4 here in Melbourne will go with a blink of an eye…?

Or maybe I am just being hopeful. Speaking of being hopeful, I keep watching each of Dan’s press conferences for that one statement that is bound to come… I’m sorry… right?

Are You Speculating or Investing in Property?

The usual tactic to invest in property is to wait for the ‘right time’ to buy, and hold back until the market is primed for growth.

It makes sense to do that— we were taught that buying at a higher price means: you’ll need higher capital, it will take longer to breakeven, and you run the higher risk of incurring a loss if the market declines.

But of course, waiting for that opportune moment isn’t a walk in the park. Not even Warren Buffett, the world’s most successful investor, claims that he can predict when the property market will boom or bottom out.

Linz’s Musings – Property vs Stock Market & Commodity Investing

G’day all

I certainly can’t knock the winter we have been having in Melbourne! Hardly a cloudy day! Not sure if it is Mother Nature also mocking us because we can’t be out enjoying it as much, or She is doing her best to keep our spirits up with the sunshine?

Either way it’s certainly nice to see the lovely cool, but sunny days.

G’day all

Lindsay back again with the regular Friday musings to get you through the week. Hope you enjoy our newsletters, I would love to get any feedback on anything you liked, didn’t like, or if there is anything you would love to see in the newsletters, flick us a quick reply!

So as another week fades, we are halfway through winter here in Oz already!

Linz’s Musings – Law of Natural Growth

G’day all

Happy Friday again! It is certainly amazing how quickly the weeks fly by, even when in lockdown! We can even start to see the days getting a little longer again, a little more daylight later in the afternoon, giving that glimmer of hope that spring is coming, albeit a way off yet…

As I was mentioning last week as to whether now is a good time to invest, if you are ready, with everything still going on in the world, COVID still rearing its ugly head, it can be hard not to be paralysed by fear.

Linz’s Musings – Is Now Still a Good Time to Invest?

G’day all

Happy Friday again, from lockdown here in metro Melbourne, the COVID capital of Australia…

Now, while I always need to be careful not to be facetious about it, with some worrying numbers coming through and given that it is basically limited to Melbourne only, I see why Dan the Man needed to do something. 200 cases per day (while extremely low comparatively worldwide, and certainly not a drain on our medical system) could easily turn into 2,000 per day, and that would surely have massive impacts.

Linz’s Musings – Set Your Goals in Stone, but Methods in Sand…

G’day all

Happy EOFY to all us Aussies and Kiwis, and happy Independence Day to the US!  It certainly will be a strange time for them, with what seems to be very low-key celebrations if any for what is generally a very popular time in the US.

Even here in Melbourne, with some suburbs having full lockdown again, it is a stark reminder that this pandemic event is certainly not going to disappear anytime soon.

Everything We’ve Been Taught About Property Investing is Wrong

You read that right.

We all know how the formula for property investment goes: Buy property, wait for the demand to increase, rent or sell, then profit.

It’s been tried and tested over decades and many people have testified to its success. But hear us out when we say that this plan in Australia is a recipe for disaster…

Linz’s Musings – Don’t Get Wiped Out on Wave Two…

G’day all

Our winter solstice is behind us and it’s all downhill from here, right!? Days should start getting longer and while we are still feeling it getting colder, it’s the light at the end of the tunnel of winter, right?

Our favourite pandemic though, seems to be the gift that just keeps giving.  Northerners or Westerners reading this email better be careful, it comes from Victoria, Australia’s Coronavirus hot spot! 😉

Linz’s Musings – Mid Year, A good time to reassess goals

G’day all

How quickly the weeks are flying by, even with still partial lockdown restrictions here in Victoria.  As most of the rest of the country starts to come back to life, and the same in most states of the U.S. now

Winter Solstice is almost upon us, and summer is hitting the U.S. it’s a great time for us to start to analyse our goals and see where we are for the year.

June 12, 2020 by Lindsay Stewart

Linz’s Musings – A sense of Perspective

G’day all

Well its certainly been an amazing week!  Starting here in Melbourne with a public holiday that seems to have snuck up on us a little.  With the current lockdown restrictions, it almost slid ‘under the radar’ as it was.

Apart from that, tensions in the U.S. are easing a little, as are the restrictions.  I believe their strategy going forward will be to open back up, and then do what they can to protect the vulnerable from the impact of the virus.

Why Australians should invest in U.S. property

Coronavirus (or COVID-19) has had a devastating impact on Australian society. Small businesses are on their knees, companies have slashed jobs, a battle between renters and landlords looms large and essential grocery items have been in short supply.

In the fragility, many people have come to a stark realisation that it doesn’t take much to unravel business and lose a job. It now seems a daily occurrence to see thousands of people queuing for hours outside of Centrelink to register for unemployment.

Linz’s Musings – The Aliens are coming… Or are they here?

G’day all

Well, its Friday again, and marks the end of what has been a tragic week for mankind…

I must say, this past couple of weeks, I have been ashamed of humanity, disgusted by the actions of not only the few, but of the many, not only in the U.S. but here in Australia too.

Linz’s Musings – The second wave…

G’day all

Happy Friday everyone, hope you have all had a great week!

And that brings us to the end of May, and what looks like the end of most of the lockdown restrictions in Australia as business and the economy slowly starts to move again over the next month or so…

Linz’s Musings – An Amazing time to Grow!

G’day all

Happy Friday everyone! With some beautiful May days here in Melbourne over the past week or so, there has never been a better time to be alive!

And I mean it…

We have certainly had our share of challenges this year already, not trying to play that down, but as I mentioned last week, diamonds are not born out of comfort…they are created from pressure!

Two investment properties within nine months for Star Dynamic client

Building a property portfolio that generates passive income seems like utopia and only available to the chosen few.

But with some understanding, guidance, and willingness to pursue new opportunities, it can be done.

And that is what a recent Star Dynamic client did.

Linz’s Musings – Leadership during Crisis

G’day all

May is moving like a steam train!  I don’t know if it is just me, or is everyone feeling the weeks are flying by, even though we are still mostly cooped up inside?

Our recent foray into “relaxed restrictions’ appears to be not much more than comfort for some, allowing a small ‘backyard barbie’ but generally doing nothing for the economy…

Linz’s Musings – Check-in on your Mate…

G’day mate!

Welcome to our 2nd Australia day for the year! Or as we locals like to call it… Ma-ate Day! 🙂

Ha ha! Bit of fun anyway.

I love the first week of May. Not only is it my wedding anniversary (Happy Anniversary Sweetheart!) but as an Aussie nerd at heart, we have Star Wars day (May the 4th – be with you!) and our Aussie Ma-ate Day!

US Stimulus, Tracking Apps, and China…

G’day all!

As another month slides away, here in Australia, our Anzac Day has come and gone, and an ‘unusual affair’ this year… No dawn services could be attended, no march to the memorials.  The Last Post playing through people’s radio’s and telly’s at 6:00am as some of us stood in our driveways or back yards…

How to Find a good Property Manager – 6 Qualities You Should Look For:

1. Look for Experience

Experience is a big plus in many industries, but it’s crucial in property management.

After all, you’re entrusting your property in someone else’s hands.  When you’re handing over investment as big as a rental property, you want to make sure they know what to do and have done it successfully before.

Linz’s Musings – Did we all take the Blue Pill?

G’day all

Linz’s Musings – Is adapting too easily to Change bad?

G’day all

I was mentioning last week about change and how it is here to say, and those of us that can adapt will be more likely to thrive in these conditions.

This week I want to delve a little further, particularly into two areas of change and I fear maybe setting an ‘interesting’ precedence…

Linz’s Musings – Do you hate Change?

G’day all

Happy Friday from my home office here in Melbourne!  The weather has even been mocking me the past few days, with some beautiful sunny autumn days, teasing me, that I cannot be out in and enjoying… Well, not completely, but certainly managed a few walks/runs to enjoy the sun – with a social distance of course!

Tips to Surviving the Pandemic

G’day all

As I write this, Australia appears to be tip-toeing into total lock-down, changing the rules state by state, hour by hour…  Meanwhile, in the US, Trump appears to be dead set on reopening everything by Easter come hell or high water… interesting times I see.

The Feather, the Slap & the Brick

G’day all

While things are certainly crazy right now, and I feel we (Australians) are still in for some tighter controls over the next couple of weeks, and the US is also starting to groan under the strain of the outbreak, there is only so long that we will see impacts on global markets.

Markets slide as panic hits fever pitch

G’day all!

Well, this has been a great example of what can happen within a week…

Suddenly now, with the AUD/USD on a slide, Billions being wiped of share markets and Superfunds (unless you have a Self-managed and invest in Real Estate!), countries in lockdown, and even sporting events being cancelled or playing at empty stadiums, I guess we all are asking, what’s next?

Rate Cuts and Viruses

G’day all

What a week it has been!  From finding it impossible to buy hand sanitiser & toilet paper in Australia (toilet paper?…of all things!) to massive rate cuts by the Federal Reserve in the US & cuts in AU as well, it’s been a bit of a roller coaster ride.

The Right time is… NOW!

What is Freedom?

G’day all

Happy Friday y’all!  How’s that for a Texas drawl?  No?  Ok, ok I’ll stick to the Aussie language J

I was talking to a number of our coaching clients this week and discussing what our reasons are for investing in property.  And, as the sun rises here, on another beautiful morning over Melbourne, the one word that comes to mind is Freedom.  We are blessed to live in this lucky country, and to quote John Williamson in one of my favourite songs of his “Australia is another word for free”
